What is the status of million-euro homes in the Netherlands? For the tenth consecutive year, Calcasa has surveyed the number of homes valued at one million euros or more. The company found that this number has grown roughly fourteen-fold over the past decade. Here is what the data shows about million-euro homes in the Netherlands.

What is the status of the million-dollar homes in the Netherlands? For the tenth year in a row, Calcasa examined the number of homes with a value of six figures after the decimal point. Calcasa is an independent technology company specialized in the automated valuation and advanced statistical analysis of real estate for consumers, mortgage and real estate organizations. Every year the company publishes a report in which they share their research into houses with a value of more than one million in the Netherlands. Today, Thursday May 30, Calcasa published the research into homes in 2023.

50% increase

The number of million-dollar homes increased for the tenth year in a row in 2023. While in 2013 there were still 14.000 homes on the street with a value above one million, at the end of last year there were approximately 197.000. It is remarkable that most of these houses were detached ten years ago, but nowadays they are increasingly becoming average homes.

The number increases by 1% compared to the previous year. Is this a lot? It is relatively low if we look at the previous years, 2020 to 2023, when the number of houses above a million rose from 60.000 to 195.000. On average about 50% per year. From 2013 to 2019, this increase was slightly less, namely 30% per year.

The frontrunner?

It will come as no surprise that most of these homes can be found in Amsterdam, followed by The Hague, Rotterdam, Gooise Meren and Utrecht. Our capital thus has a share of 20.000 units, an increase of 16.000 compared to 2013, when there were still 4.000 million-dollar homes in the city. The largest number of these homes are on the Keizersgracht, where almost 600 of them fill the street. The top 5 is completely filled by Amsterdam streets, namely the Prinsengracht (almost 500), Valeriusstraat (over 350), Herengracht (over 300) and the Johannes Verhulststraat (over 250).

The most expensive street in the Netherlands this year is again Konijnenlaan in Wassenaar, where a home is worth an average of € 3,1 million. The value has risen considerably since 2013, when a home was worth an average of € 2,3 million. The Oranje Nassaulaan is the most expensive street in the Amsterdam region. You pay an average of €2,6 million for a home on this street in Amsterdam Oud-Zuid. With an average home value of €2 million, Vijverlaan is the most expensive street in Rotterdam.

The neighborhood with the most homes is in The Hague. There are 1.300 million-dollar homes in the Statenkwartier, meaning the neighborhood retains first place compared to last year.
