Enjoying an attractive return in style

Landal Klein Oisterwijk offers investors a unique opportunity to invest in sustainable and luxurious holiday lodges. To turn it into a next-level holiday park, developer Wim Crapts joined forces with entrepreneur Frank Bogaers, owner of Borek Parasols & Outdoor Furniture. “With Borek’s outdoor furniture and parasols, we can really distinguish ourselves.”

When you drive into Oisterwijk, you get a bit of a Goois feeling. Leafy lanes with thatched villas and a special range of shops, galleries, boutiques and restaurants provide a cosmopolitan look. Oisterwijk may be a village, it has everything you can find in a city. And is surrounded by nature: forests and fens, the Loonse and Drunense dunes and the Kampina: 'Brabant as it once was' with wet heathland, fragrant bog myrtle shrubs, meadows, deciduous forests and blue grasslands. The area, ideally located in the triangle Tilburg - Eindhoven - Den Bosch, close to Safaripark Beekse Bergen and amusement park the Efteling, attracts many tourists all year round, from home and abroad, who come there to shop, cycle or walk.

Landal Klein Oisterwijk is proud to be part of the Brabantse Natuurpoorten. These are the starting points for cycling, walking, horse riding, carriage driving, gravel and MTB tours through the Brabant nature. “This holiday park distinguishes itself from all other holiday parks,” explains developer Wim Crapts. “The starting point was that it had to be next level. To take the park to a higher level, I contacted Frank Bogaers of Borek Parasols & Outdoor Furniture. We know each other from Oisterwijk, and both even played for Willem II in the distant past, so that cup of coffee was quickly arranged.”

Borek was founded in 1977 by Bogaers senior. Since Frank joined the business, he developed his own vision and transformed Borek from an importer of parasols into a unique brand that enjoys international fame. The ultimate feeling of enjoyment and freedom is reflected in the parasols and outdoor furniture, which enrich both commercial and residential outdoor spaces with a perfect mix of style and functionality. “We chose to seek out the highest segment,” says Bogaers. “Our parasols and furniture may be a bit more expensive, but they are comfortable and indestructible. Sixteen years ago, we supplied furniture to Huis ter Duin. Despite the conditions on the coast – wind and salt – they are still there. Moreover, we provide a complete service.”
Crapts: “To offer the visitors and guests of Landal Klein Oisterwijk this next level experience, we want to create something unique. We strive for sustainability and exclusivity, authenticity and quality. When you drive into the park, you immediately get the feeling of being on holiday.”

The holiday park covers 23 hectares. The aim is to have around three hundred holiday homes there by 2027 or 2028. These will consist of a mix of two-, four-, six-, eight-, ten- and sixteen-person homes. “These are wooden frame homes, eco-friendly, that are being built nearby. Funny: we went everywhere to see who could build these houses for us, in Sweden, Lithuania… We ended up at a carpentry factory ten kilometres from here, haha.” The first and second phases, a total of 76 homes, have now been sold. “We own the park ourselves and are responsible for the entire operation, the rental is fully taken care of by our professional rental partner Landal,” Crapts explains. The completed homes are already in use. “In terms of rental, we had an occupancy rate of 83 percent last year,” says Crapts, not without pride. “The buyers are investors. They receive a fixed return of 5 to 6 percent for a period of five years and are obliged to rent out the home via Landal for the next fifteen years. The lodges are on private land and are delivered ready for rent, including furniture, inventory and landscaping. They can use the home themselves for five weeks a year.”

The lodges are characterised by wall-to-wall windows, a high ceiling, sleek interior and a spacious terrace with design furniture and parasols by Borek. “When selecting the outdoor furniture, we take the needs of the guests into account,” says Bogaers. “Our guests experience our distinctive character immediately upon arrival,” adds Crapts. “Take the lodges, for example: they have a much more chic appearance, both the interior and the exterior. And are also furnished according to the specific wishes of the guest. For example, some lodges have their own sauna, plunge pool and outdoor shower, while others have taken dog owners into account.”

The distinctive features are not only reflected in the lodges, but also in the facilities that the park offers. Crapts: “'Back to Nature' is our theme: there is plenty to do for all ages. Playing, climbing, clambering on the adventure island, a relaxed day of fishing at the fishing pond, taking the whole family into the woods on a Piet Plezier pedal cart, playing the Escape Room, a round of adventure golf or snooker golf and, when the weather is nice, swimming in the swimming pond. Furthermore, you can enjoy the large terrace at Restaurant De 3 Vennen and in the summer at our Beachbar. These locations have been given a major upgrade with, among other things, Borek furniture. Our Beachbar in particular is a real eye-catcher with beautiful designer lounge furniture, beanbags, rugs and sunbeds by Borek. A real holiday feeling! In a year and a half, we will start building a large new central building with catering facilities, an indoor playground and an indoor swimming pool. We also have a large sports field that is ideal for events. In January 2025, the NK Veldrijden will even be held at our park.” “And at the start of this season, we organised the Willem II player presentation here,” Bogaers adds. “A huge happening, with three hundred business people, for which we provided the interior with our three brands – Borek, Max & Luuk and YOI. Brabant conviviality at a high level. That was really great!
