That turns out to be Amsterdam once again. In 2025, the capital will have no fewer than 18.560 homes valued at least one million euros, remaining the undisputed leader in the Netherlands. However, there is a striking nuance to this. For nowhere else in the Netherlands do you get so few square meters for that amount as in Greater Amsterdam. On average, you buy only 120 square meters of living space there for one million euros.
Moreover, the new research by Calcasa shows that million-euro homes no longer belong exclusively in classic villa neighborhoods. The Netherlands now has over 273.000 homes priced above one million euros, nearly 50.000 more than last year. This means that approximately one in sixteen owner-occupied homes is now a million-euro home.

It will come as little surprise that most million-dollar homes are located in the Canal Belt and Amsterdam Oud-Zuid. However, the top segment is now also experiencing strong growth in areas such as IJburg and the Eastern Docklands. Even relatively new districts are slowly shifting towards the higher price segment.
The most expensive neighborhood in the Netherlands remains the Diepenbrockbuurt in Amsterdam South. There, a home costs well over €3 million on average. Amsterdam also remains dominant at street level. With 440 homes, the Keizersgracht has the most million-euro homes in the Netherlands, followed by the Valeriusstraat and the Prinsengracht.
Meanwhile, the number of million-dollar homes outside the capital continues to grow strongly. In the Greater Amsterdam region, the number of homes exceeding one million rose by over 6 percent. Amstelveen, in particular, is showing remarkable growth, thereby strengthening its position as a popular alternative for those seeking just a little more space without leaving the capital.
